The most common reason for damp problems in a home or commercial space is the presence of too much moisture. That moisture can originate from the ground level and rise up through the floor slab and masonry walls via what is known as capillary action or lateral damp.
If the building does not have a damp proof course, then there is nothing stopping the water moving upwards. Unfortunately many older homes built before 1970 did not have proper damp proofing and now those older buildings have constant rising damp issues.
Because soil salinity is high across Australia, as water moves upwards, the heat and air will evaporate the water to leave salt residue. That salt then crystallises and eventually causes damage to the mortar. This process known as salt damp or salt attack leads to a decay of brick, stone and mortar.
Rising damp problems left untreated will invariably lead to the possibility of serious structural damage.
At first you will notice that plaster will soften and paint will bubble and peel. Skirting boards may buckle as walls and floors deteriorate. Finally steel reinforcement and nails will rust and the timber will rot. From there the typical signs of mould, musty smells will indicate material decomposition which can lead to health issues. Eventually termites and other pests which are attracted to damp wood will also appear.
For homeowners, we recommend avoiding future damage to their property by dealing with any rising damp issue as quickly as possible.
Installing damp proof courses or fixing the existing damp proof course is the best approach to prevent moisture problems. This involves applying a moisture resistant damp proof membrane that spreads to the mortar bed joints of an affected wall, acting as an impervious material to protect the walls and interior spaces.
Our damp proof course approach involves injecting a high quality water based cream into the brickwork or masonry just above or below the mortar bed. This formulation is highly water repellant, non toxic and is one of the best available for the treatment of rising damp.
Once done properly, this becomes an effective rising damp course solution and should provide up to 20 years protection.
Humid weather conditions in Sydney means that moisture and condensation can become serious issues if there is inadequate sub floor ventilation.
One of the main causes of a damp sub floor is inadequate ventilation - commonly seen in older houses and something that can eventually lead to rising damp and mould spreading throughout your entire property.
As specialists in this field, we implement proven and effective solutions to help ventilate your property and ensure that this does not happen.
We can do this either by introducing a number of vents or if this is inadequate we can install fans which are capable of increasing ventilation before moisture reaches the walls.
Often times combining damp proofing with sub floor ventilation is the most effect damp course as it acts as both a preventative and corrective action for your property.
